What it does

Thavorn Asia Property is a licensed real estate agency operating in Pattaya since 2017. Our MCP server lets an AI assistant search the listings published on thavorn.asia on your behalf. Ask in plain language, in any language, and the assistant will:

find condos, houses, land and commercial property for sale or for long-term rent;
narrow the results by district, property type, bedrooms, price, size, sea view, pet-friendly rentals and foreign-quota condos (units a foreigner can own freehold);
show the full details and photos of a listing by its ID;
tell you which districts and property types are available.

Every result links to the listing page on our website, where you can see all photos and contact an agent. Prices are in Thai baht (THB). Listing titles and descriptions are available in English, Thai, Russian and Chinese.

ChatGPT

Open the app in the ChatGPT app directory and add it to your chats, then ask something like “Find a 2-bedroom condo in Jomtien under 5 million baht”. To connect it manually in Developer mode: Settings → Apps & Connectors → Create, paste the server URL above and choose No authentication.

Claude

Settings → Connectors → Add custom connector, give it a name (for example Thavorn) and paste the server URL above. Leave the OAuth fields empty.

Other MCP clients

Any client that supports remote MCP servers over Streamable HTTP can connect to the URL above. The server is stateless: every request is a single JSON-RPC 2.0 message sent with POST, and the reply is application/json. Supported protocol versions: 2025-11-25, 2025-06-18, 2025-03-26.

`search_properties` read-only

Search Thavorn listings. Search properties for sale or rent listed by Thavorn Asia Property in Pattaya, Thailand. Pass a free-text request in `query` (any language, e.g. "2 bedroom condo in Jomtien under 5M sea view") and/or structured filters; structured filters override what the query implies. Returns up to 20 listings per page with a link to each listing page. Recognised filters: place, project, type, bedrooms, price, size, sea view, foreign quota, pets allowed, hot offers, exclusive listings, installment plans; `interpreted_as` lists what was applied; places the agency does not cover are returned in `unresolved_places` with no listings; words that could not be applied are returned in `not_understood`. `ranges` gives the lowest and highest price and size across ALL matching listings, not just this page. There is no amenity filter (pool, gym, ...): check the `pool` field of houses or the listing description instead.

`hot_offer`	boolean	Only hot offers — listings the agency highlights as the best deals.
`exclusive`	boolean	Only listings sold or rented exclusively through Thavorn Asia Property.
`installment`	boolean	Only listings that can be bought on an installment plan. Sale only.
`project_ids`	list of: integer	Condominium project ids (`project_id` of a listing): all condos in these buildings.
`village_ids`	list of: integer	Village ids (`village_id` of a listing): all houses and plots in these villages.
`rent_period`	one of: month, 6m, year	Rent only. Contract length the monthly rate is quoted for: month (short term, default), 6m or year. price_max and price sorting use this rate; listings with no rate for the period are left out.
`sort`	one of: newest, price_asc, price_desc, size_desc, verified	Applied strictly when given. Without it: hot offers first, then newest.
`page`	integer (1…10)	At most 10 pages per search; narrow the filters to see other listings.
`lang`	one of: en, th, ru, cn	Language of titles and descriptions. Default en.

`get_property` read-only

Get a Thavorn listing. Full details of one Thavorn listing by its UID (e.g. "FS-1234" from search_properties): price, layout, size, location, full description and up to 10 photo URLs.

`get_search_options` read-only

Thavorn search options. Cities and districts (with ids), property types, rent periods, sort orders and special filters (hot offers, exclusive, installment, pets allowed, sea view) available in search_properties. Use it to translate a place name into city_id / area_ids.

`search_projects` read-only

Search Thavorn projects. Find condominium projects (buildings) and housing villages in Pattaya, Thailand by name, city, district or off-plan status. Returns up to 20 per page with the number of units for sale and the lowest price. Use it to resolve a building name into an id, to list new developments (off_plan = true), or to compare buildings in a district; then call get_project for details.

`get_project` read-only

Get a Thavorn project. Details of one condominium project (building) or housing village by id: location, completion year, off-plan status, floors, total units, maintenance fee, distance to the beach, facilities, description, photos, and a summary of the listings available in it by bedrooms (count, price and size range) for sale and for rent. Take the id from `project_id` / `village_id` of a listing or from search_projects.

`get_market_stats` read-only

Thavorn market statistics. Median asking prices by district, computed from the active listings of Thavorn Asia Property: median sale price with the 25th-75th percentile range, median price per sqm, median monthly rent and gross rental yield. Without area_id returns city totals and one row per district; with area_id adds a breakdown by property type and by bedrooms. Use it to judge whether a listing is priced high or low for its district and to answer questions about rental yield.

`get_agency_info` read-only

Contact Thavorn Asia Property. How to reach Thavorn Asia Property: phone, WhatsApp, Telegram, LINE and other channels with direct links, office address and map link, working hours (Thailand time, GMT+7), languages spoken and the locations covered. Use it when the user wants to book a viewing, ask an agent a question, or sell or rent out their own property.

Listing fields

Listings returned by search_properties and get_property carry these fields (empty ones are null):

uid, url, deal, type, title, price, currency, price_display, rent.monthly, rent.monthly_display, rent.monthly_on_6_month_contract, rent.monthly_on_12_month_contract, price_per_sqm, ownership, installment_available, bedrooms, bathrooms, layout, size_sqm, size_display, land_sqm, land_display, pool, parking, floor, view, furniture, equipment, pets_allowed, pets_policy, deposit, city, area, project, project_id, village_id, status, rented_until, is_exclusive, is_hot_offer, verified_at, updated_at, photo, photos_count, photos, video, description.

status: available, reserved (a sale is in progress), sold or rented. For a rented unit rented_until is the date the current tenancy ends.
size_sqm is the living area; for houses and land the plot is in land_sqm.
url is the listing page on our website with all photos and contact options.
project_id / village_id identify the building or village: pass them to get_project for its details, or to search_properties to list everything in it.
equipment lists what the unit comes with (appliances and furnishings); furniture is filled for sale listings only. For rentals deposit is the security deposit and pets_policy the landlord's rule on pets.
pets_allowed is null when the policy is not recorded — that does not mean pets are forbidden.
ownership (sale only): foreign quota — a foreigner can own the condo freehold; thai quota — Thai name or company.

Limits and behaviour

Up to 20 listings per page and up to 10 pages per search.
Up to 120 requests per minute per IP address; above that the server answers HTTP 429 and asks to retry in a minute.
Only locations we cover are searched. A place outside them is reported back in unresolved_places with no listings, so the assistant can tell you it is not covered.
Listings are the ones currently published on our website; availability and prices can change, so please confirm with an agent before making decisions.
Market statistics are medians of asking prices in our own active listings, recalculated regularly — not sold prices and not official statistics. Districts with too few listings are not published.

Privacy

The server receives only what the assistant sends in a tool call — your search request and filters — and never your conversation, name or contact details. See the MCP server privacy policy for details.
