What it does

Thavorn Asia Property is a licensed real estate agency operating in Pattaya since 2017. Our MCP server lets an AI assistant search the listings published on thavorn.asia on your behalf. Ask in plain language, in any language, and the assistant will:

find condos, houses, land and commercial property for sale or for long-term rent;
narrow the results by district, property type, bedrooms, price, size, sea view, pet-friendly rentals and foreign-quota condos (units a foreigner can own freehold);
show the full details and photos of a listing by its ID;
tell you which districts and property types are available.

Every result links to the listing page on our website, where you can see all photos and contact an agent. Prices are in Thai baht (THB). Listing titles and descriptions are available in English, Thai, Russian and Chinese.

No sign-in and no API key are needed.

ChatGPT

Open the app in the ChatGPT app directory and add it to your chats, then ask something like “Find a 2-bedroom condo in Jomtien under 5 million baht”. To connect it manually in Developer mode: Settings → Apps & Connectors → Create, paste the server URL above and choose No authentication.

Claude

Settings → Connectors → Add custom connector, give it a name (for example Thavorn) and paste the server URL above. Leave the OAuth fields empty.

Other MCP clients

Any client that supports remote MCP servers over Streamable HTTP can connect to the URL above. The server is stateless: every request is a single JSON-RPC 2.0 message sent with POST, and the reply is application/json. Supported protocol versions: 2025-11-25, 2025-06-18, 2025-03-26.

`search_properties` read-only

Search Thavorn listings. Search properties for sale or rent listed by Thavorn Asia Property in Pattaya, Thailand. Pass a free-text request in `query` (any language, e.g. "2 bedroom condo in Jomtien under 5M sea view") and/or structured filters; structured filters override what the query implies. Returns up to 20 listings per page with a link to each listing page. Recognised filters: place, type, bedrooms, price, size, sea view, pets allowed; `interpreted_as` lists what was applied; places the agency does not cover are returned in `unresolved_places` with no listings. There is no amenity filter (pool, gym, ...): check the `pool` field of houses or the listing description instead.

`price_max`	integer (0…)	THB. For rent — maximum monthly rent.
`size_min`	integer (0…)	Square metres.
`size_max`	integer (0…)	Square metres.
`foreign_quota`	boolean	Only condos a foreigner can own freehold (foreign quota).
`sort`	one of: newest, price_asc, price_desc, size_desc	Default newest.
`page`	integer (1…10)	At most 10 pages per search; narrow the filters to see other listings.
`lang`	one of: en, th, ru, cn	Language of titles and descriptions. Default en.

`get_property` read-only

Get a Thavorn listing. Full details of one Thavorn listing by its UID (e.g. "FS-1234" from search_properties): price, layout, size, location, full description and up to 10 photo URLs.

`get_search_options` read-only

Thavorn search options. Cities and districts (with ids) and property types available in search_properties. Use it to translate a place name into city_id / area_ids.

Listing fields

Listings returned by search_properties and get_property carry these fields (empty ones are null):

uid, url, deal, type, title, price, currency, price_display, rent.monthly, rent.monthly_display, rent.monthly_on_6_month_contract, rent.monthly_on_12_month_contract, bedrooms, layout, size_sqm, size_display, land_sqm, land_display, pool, floor, view, furniture, city, area, project, status, rented_until, is_exclusive, verified_at, photo, photos_count, photos, description.

status: available, reserved (a sale is in progress), sold or rented. For a rented unit rented_until is the date the current tenancy ends.
size_sqm is the living area; for houses and land the plot is in land_sqm.
url is the listing page on our website with all photos and contact options.

Limits and behaviour

Up to 20 listings per page and up to 10 pages per search.
Up to 120 requests per minute per IP address; above that the server answers HTTP 429 and asks to retry in a minute.
Only locations we cover are searched. A place outside them is reported back in unresolved_places with no listings, so the assistant can tell you it is not covered.
Listings are the ones currently published on our website; availability and prices can change, so please confirm with an agent before making decisions.

Privacy

The server receives only what the assistant sends in a tool call — your search request and filters — and never your conversation, name or contact details. See the MCP server privacy policy for details.
