Thavorn Asia Property is a real estate agency based in Pattaya, Thailand, working with buyers, sellers, tenants and landlords since 2017. Our office is on Thappraya Road in Pattaya, and we cover: resale condos and houses, off-plan projects direct from developers, long-term and holiday rentals, and management for owners who live abroad.

The team works in Russian, English, Thai and Chinese, so you can ask your questions in your own language. A consultation is free and commits you to nothing — tell us your budget, the area you have in mind and how you plan to use the property, and we will send matching options, arrange viewings in person or by video call, and walk you through reservation, the FET transfer and the handover at the Land Office. Frequently asked questions

How quickly do you reply?

During working hours (Mon-Sun, 9:00-21:00 GMT+7) a specialist replies within about five minutes in any messenger. Messages sent at night are answered first thing in the morning.

What languages does your team speak?

Russian, English, Thai and Chinese. You will be put through to an agent who speaks your language, including at viewings and at the Land Office.

Can I visit your office without an appointment?

Yes, the office on Thappraya Road is open daily from 9:00 to 21:00. A short message beforehand helps: we will have an agent free and options prepared for your budget.

Do you work with buyers who are still abroad?

Most of our clients start remotely. We run video viewings, send unedited photos and floor plans, check the developer and the title, and can complete the purchase by power of attorney if you cannot fly in.

Does the buyer pay a commission?

No. Our fee is paid by the seller or the developer, so the price you pay is the same as going to them directly — with an agent on your side.

Do you help with the money transfer and the title transfer?

Yes. We help open a Thai bank account, prepare the FET (Foreign Exchange Transaction) form the Land Office requires for a foreign-quota condo, and accompany you to the Land Office for the transfer itself.
